The 92131 ZIP code features the upscale neighborhoods of Scripps Ranch named for the newspaper magnate that bought this tract of land in 1890. Located just 16 miles north of downtown San Diego and about the same distance to the coastal areas Scripps Ranch is now an upscale family oriented community of tree-lined broad streets with a mix of middle class and luxury real estate options of apartments, condominiums, townhouses, and single-family detached homes supporting a population of over 33,000 (15% renters). Nestled among thousands of acres of rolling hills and groves of eucalyptus and pine much of the open area is set aside for neighborhood parks, ball fields, hiking trails and wildlife preserves. Scripps Ranch surrounds Miramar Lake where fishing is allowed. The USMC Air Station and open space separates this community from its neighbors to the south while I-15 serves as the western boundary and Sabre Springs and Poway wrap around the north and east.

The 92064 ZIP code is home to the city of Poway. Adjacent to Scripps Ranch to the south and with Escondido neighborhoods on the north Poway calls itself “The City in the Country,” because of its rustic charm even though it’s a dynamic community of over 50,000 (23% renters) located convenient to the City of San Diego and connecting to the east county via highway 67 as well. Poway’s contemporary history began in 1758, when padres from the Mission San Diego de Alcala kept cattle in the valley. The name “Paguay,” one of many original spellings, appears on mission documents in 1774.

Poway’s central location makes it strategically suited for businesses. Poway Business Park is a 900-acre business park specifically planned for research and development, commercial, office, and light industrial uses. With its high quality infrastructure and easy freeway access, more than 500 businesses call the Poway Business Park home. These businesses provide jobs to over 19,000.

Main thorough fares include: Scripps Poway Parkway, Pomerado Road, Espola Road, Poway Road and Scripps Ranch Blvd. These communities offer easy access to major freeways including I-15, I-805, and highway 163. Local public transportation is connected to the San Diego Transit and the Metropolitan Transit System, through buses and DART (Direct Access to Regional Transit) shuttles. Minutes away, a train station serves Mira Mesa in Sorrento Valley and is served by the Coaster commuter train, of the North County transit district. The Coaster links Mira Mesa to Downtown San Diego, and north to coastal communities en route to Oceanside.

Rental options in Scripps Ranch and Poway include several large apartment communities; individual condos within established condominium communities as well as a growing selection of single homes for rent sprinkled throughout these 92131 and 92064 neighborhoods.
