APPLICATION QUALIFICATION GUIDELINES

The application process is done on a first come first qualified basis. Meaning first complete application(s) will be considered first.

Some applicants may apply without seeing a home first.

All applications must be fully complete to hold your place in line. Should you not submit all documents needed by the deadline, we will cancel your application and move on.

Qualifying for one of our properties is collectively based on the following:

  • Good credit history (based on credit report details and FICO score)
  • Total Combined Income must be approximately 3 times the monthly rent
  • Verifiable Residency
  • No evictions
  • Proper notice to vacate at current and previous residence
  • No funds owed to prior rental
  • Three years of verifiable residency required.
  • Once applied you have 1 business day to turn in all necessary supporting documents
  • Provide the minimum required Tenant Liability or Renter Insurance- Resident will not be able to move in without this

*If an applicant has either insufficient employment or rental history; a co-signer may be required. The co-signer must meet all of the above criteria with 5x the monthly rent in verifiable income and complete an application.  Acceptance of the Co-signer is subject to approval by the property owner.

CHECKLIST FOR APPLICATION

Completely fill out the online application or paper application as soon as possible, all applications are date stamped and processed in order of receipt.

  • Regarding employment and rental history; do not leave any blanks.
  • Be as detailed as possible to expedite the application process.
  • Do not forget to sign the application.
  • Provide copies of verifiable income.
  • Pay stubs, bank statements, social security statements, and letters from employers, etc

Non-refundable Application Fee. Cancelled Applications will be refunded if no part is processed. An application is required for all occupants over the age of 18.

APPLICATION APPROVAL PROCESS

Once approved, you will be notified by phone and/or electronically.  In order for us to hold the unit for you and remove it from the rental market, we require a deposit within (1) business day of your approval. If you decide to cancel for any reason, you may forfeit all or a portion of your deposit in lieu of market time lost. At the time of receiving the deposit, we will coordinate the signing of the lease and the date of transfer of possession with you.

If denied, you will be notified in writing.  You will be provided information about obtaining copies of your credit report, as indicated by law. We cannot discuss specifics of your denied application. Residents must have an email address and will be required to electronically sign the lease.

MOVE-IN FUNDS POLICY

  • Security Deposit and First Month’s rent must be paid in certified funds.
  • Certified Funds are money orders or cashier’s checks.
  • Please make payable to FBS Property Management.
  • Deposit and 1st months rent need to be two separate checks.
  • You may begin using personal checks after initial move-in funds are received, in accordance with the terms of the lease.

Proof of Tenant Liability or Renter Insurance is required at move in.

Please note: All residents must be listed on any provided renter insurance, as well as FBS added as additional interest for it to be considered valid and no charges to apply. Failure to do so will result in a monthly charge until rectified. This amount cannot be pro-rated.

An electronic lease will be emailed to you within 24-48 hours of receiving deposit, unless unforeseen circumstances occur. All residents must sign within 72 hours of being sent, or the lease will be rescinded.

Please know that we will do our best to have keys ready as soon as possible. Key pick up will likely fall between 11:00am and 3:00pm on your move in day.
