“I didn’t know” is one of the most common phrases property managers hear. Unfortunately, it’s also one of the least effective defenses when it comes to lease enforcement.

Your Lease Is the Rulebook

A lease outlines:

  • Rent obligations

  • Notice requirements

  • Maintenance responsibilities

  • Utility billing

  • Pet rules

  • Fees and timelines

It exists to protect both residents and owners by setting clear expectations.

Why Verbal Assumptions Don’t Hold Up

Anything not written into the lease is not enforceable. Conversations, assumptions, or online advice do not override signed agreements.

Property managers are required to enforce the lease as written—not reinterpret it after the fact.

Key Sections Every Resident Should Read

At minimum, residents should understand:

  • How to give notice

  • What happens at move-out

  • What fees may apply

  • Maintenance reporting procedures

  • Utility and billing structures

Asking questions before signing avoids conflict later.

A Lease Is Not the Enemy

Leases aren’t designed to trap residents—they’re designed to provide structure. When both parties follow the agreement, disputes decrease, costs stay predictable, and housing stability improves.
