There’s something about September that makes everyone want a fresh start- new backpacks, new routines, and for a lot of San Diego renters, new addresses. Fall is a natural reset point in the rental world, which makes it the perfect time to go “back to basics” on property management fundamentals, whether you own a rental home or you’re living in one.

Here’s your back-to-school checklist for a smooth season.

For Rental Owners: The Fall Checklist

1. Review your lease terms
If you have leases expiring this fall, now is the time to review rental rates against the current San Diego market, confirm renewal terms, and give residents plenty of notice. Clear communication now prevents scrambling later.

2. Audit your documentation
Fair housing compliance means keeping accurate, consistent records ideally for three or more years. Fall is a good checkpoint to make sure your files (applications, inspection photos, maintenance logs) are organized and complete.

3. Get ahead of vacancies
Every day a unit sits vacant is a day of lost income. If you know a resident is giving notice, the clock starts the moment you receive it. Have your team ready to schedule a walkthrough, order photos, and get the listing live fast first impressions matter, and it only takes about 10 seconds for a prospective renter to decide if they’re interested.

4. Reassess your maintenance plan
A proactive maintenance approach costs less and builds trust with residents, compared to reactive, break-fix management. Fall is the ideal season to plan ahead before winter weather adds urgency.

For Residents: What to Know This Fall

1. Understand your responsibilities
Know where your water shutoff, gas shutoff, and breaker panel are located. It sounds small, but it can save you from a much bigger headache and cost if something goes wrong.

2. Communicate early and often
If something in your unit needs attention, don’t wait. Log a service request as soon as you notice an issue. Clear, timely communication is one of the best tools you have as a renter.

3. Know your rights
Fair housing protections cover much more than most people realize  including race, religion, national origin, sex, familial status, disability, and in many California jurisdictions, source of income, marital status, and more. If something feels off during your rental search or tenancy, ask questions.

4. Keep your move organized
If you’re moving in this fall, confirm your move-in assessment includes photos, and make sure you understand your portal access and rent payment process from day one.
