10 Things Scarier Than Any Halloween Movie: A Property Manager’s Nightmare List
October means pumpkin spice, fake cobwebs on porches, and — if you work in property management — a fresh reminder that we live in a horror movie all year round. Here’s our tongue-in-cheek (but very real) list of the things that make our team’s blood run cold.
Our Property Manager’s Nightmare List:
1. “There’s Water Coming From the Ceiling”
No context. No photo. Just those six words in a portal message sent at 11:47 p.m. Is it a slow drip? A burst pipe? Niagara Falls indoors? You won’t know until Maintenance calls back, and in the meantime your imagination fills in the worst-case scenario in vivid detail.
2. The Silent Smoke Alarm… That Isn’t Actually Silent
It’s 2 a.m. Somewhere in a 12-unit building, one smoke detector has decided its battery is dying and will announce this fact with a single chirp every 47 seconds, from an undisclosed location, for the rest of eternity. Finding it is basically a paranormal investigation.
3. “It Was Like This When We Moved In”
Four words that turn a routine move-out inspection into a full-blown mystery. Was the carpet stain always there? Did that hole in the drywall predate the lease? Somewhere, a move-in photo exists that will solve this crime — if we can find it in time.
4. The Unauthorized Roommate (Who May or May Not Have Four Legs)
You knock. You hear scrambling. Something gets shoved in a closet. Was that a person, a dog, an iguana, or all three? Discovering an unapproved pet — or an unapproved person — living in a unit is its own special kind of jump scare.
5. GFCI Outlets: The Silent Villain
Half the “the power is completely out and I need an emergency electrician RIGHT NOW” calls we get are solved by pressing a small reset button in a bathroom outlet. We will die on this hill. The GFCI is not haunted. It just needs a reset.
6. The 30-Day Notice That Arrives Like a Jump Scare
Nothing gets the adrenaline going like a move-out notice landing on a Friday afternoon for a unit that needs a full turnover in three weeks. The clock starts ticking the second it hits your inbox, and suddenly every day matters.
7. Rekeying Day, and the Mystery of the Extra Key
You rekey the unit. You’re sure you have every key. And yet — somewhere out there — is that one key nobody can account for. Did the previous tenant’s cousin’s roommate have one? We may never know. We rekey anyway. Always.
8. The Application That’s Ghosts Us
Great income. Great references. And then — all of a sudden. No response. Dead silent. We’ve been Ghosted enough with dating, we know what this is.
9. Vendor Voicemail Purgatory
You call. It rings. It goes to a voicemail box that’s full. You try the emergency line. Same thing. Meanwhile, the resident is refreshing the portal every ten minutes wondering why nobody has responded yet. (For the record: we respond. We just may also be sitting in vendor voicemail purgatory right alongside you.)
10. The Silence After “I’ll Handle It Myself”
Nothing chills a property manager’s soul quite like hearing that a resident has decided to fix an electrical or plumbing issue on their own, using “a YouTube video and some spare parts.” We will get there as fast as humanly possible. Please, for the love of all that is holy, put the wrench down.
The Real Talk Behind the Jokes
We laugh about it because, honestly, it keeps us sane — but every item on this list is a real situation we handle regularly, and each one is exactly why we take communication, documentation, and fast response so seriously. Behind every “scary” call is a resident or owner who just wants to know someone’s got it handled.
So this Halloween, if you need us, we promise: no jump scares, no ghosting, no vanishing into the fog. Just a real person who’ll pick up the phone.
Got a maintenance issue that feels like a horror movie? Don’t wait for a full moon — reach out and we’ll take it from here.
