The Fall and Winter Maintenance checklist is here! With the change of the seasons, we are sure you will be using your heaters for the first time in a while.  Not to mention more use of appliances before and during the holiday season. With that comes some precautions we ask you to take:

Here’s what to Check:
  • If you have a gas heater, ask SDG&E to come and assure your pilot is lit.  They will inspect the heater and assure it is properly functioning. Click on the link below to book your appointment today! https://www.sdge.com/residential/customer-service/service-requests/gas-appliance-check
  • Your heater has a filter, now is the time to clean it or replace it.  On average, it should be done twice a year. If we send a vendor out to replace a filter, it could potentially be a charge back to you, as the resident. So remember- filters are your responsibility!
  • Please understand that dust settles on heaters and in ducts since it was last used.  It may smell a little funny at first when fired up for the first couple of times. Give it a minute before calling us.
  • Let us know if SDG&E advises work that needs to be done on your heater.  They will leave you a receipt with an explanation – we will need that!
  • With rainy days ahead, please make sure to also check your rain gutters.  Submit a service request on your portals as needed. Remember we are not always going to know when maintenance is needed at your home. We are relying on you to let us know when things need to be done.
  • Check to assure your appliances provided by FBS are operational.  We don’t want you running in to any frozen food! Getting tech’s out during the holiday is tough! Be patient.
  • Get your fireplace cleaned and serviced. This is a resident responsibility.
General Safety Checklist
  • Smoke and carbon monoxide detectors: Replace the batteries in each smoke and carbon monoxide (CO) detector. Test the detectors.
  • Fire extinguishers: Every home should have at least one fire extinguisher rated for all fire types (look for an A-B-C rating on the label). At a minimum, keep one near the kitchen; having one per floor isn’t a bad idea. Annually, check the indicator on the pressure gauge to make sure the extinguisher is charged. Make certain that the lock pin is intact and firmly in place, and check that the discharge nozzle is not clogged. Clean the extinguisher and check it for dents, scratches, and corrosion. Replace if the damage seems severe. Replace fire extinguishers that are more than six years old.  Mark the date of purchase on the new unit with a permanent marker.
  • Fire escape plans: Every bedroom, including basement bedrooms, should have two exit paths.
  • General cleanup: Rid your home of accumulations of old newspapers and leftover hazardous household chemicals. Keep a clear space around heaters, furnaces, and other heat-producing appliances.
What to do next:

During the holiday season vendors may be busier than usual. With that being said if we get an early jump start on any maintenance issues, your holiday season will be enjoyable and stress-free. Same for us too! We want to enjoy our holiday by being proactive with maintenance. Review your lease, a lot of general maintenance is expected of residents.
